Once you've decided to list your home with Frank Plesko, ACTION is what comes next!  The following is an approximate timeline of the start-up of his dynamic marketing plan:

Day 1 Listing Presentation at your home, counsel you on the highest market value for your home, complete listing paperwork, immediately turn in to office MLS coordinator for prompt, accurate input into our local MLS system.  Write Ads for all media advertising.  

Day 2:  Take digital photos of house for immediate uploading into Orlando MLS, Internet Ads, and all media outlets that have photos, order virtual tour if applicable.  Edit listing for accuracy, place colorful sign on property with agent name rider, pool riders, etc., install lockbox if agreed upon.

Day 2 (ongoing):  Promote your listing to agents within Frank's office, and with agents that are active in your area. Pre-qualify buyers that call from the yard sign and all media advertising, showing the home only to qualified buyers.

1st Tuesday (following listing):  Promote your listing to agents at our weekly office meetings.

Ongoing: Monitor calls from agents that call on and show your house, providing you with weekly update phone calls and E-mails, reviewing comments from buyers that have seen your house, as well as a review of all calls from media advertising.

Many times buyers will start their home search by looking at ads in magazines, and driving through neighborhoods.  This is 'low pressure' and fact finding in nature, and represents one of the best ways of my dealing directly with your buyer!

Custom "Watson Realty" Yard Sign, Brochure Boxes & Directional Signs
When buyers are driving neighborhoods, or thumbing through ads, they are in search of information on just the right home for them, potentially your home! 

The Watson yard sign is red, white & blue; very eye-catching, and is also mobile, so it can be placed anywhere you want on your property for maximum visibility.  Frank's name rider will also be installed so buyers can call him directly.  An all-weather Brochure Box will also be installed, and will be replenished by Frank at the end of each week, as he keeps track of how many potential buyers and sign callers are finding your home.  Frank will also place special eye-catching riders on the sign, indicating POOL, 4 BEDROOMS, BONUS ROOM, REMODELED HOME, etc.

Special Directional Signs noting "home for sale" or "sale pending" will point the way to YOUR home!  These signs are placed in strategic locations, to help promote drive by traffic, and potential buyers to your home.

Searching for homes using magazines ads can be frustrating, because most magazines do not list important information, specifically, the location of the home! 

The Watson "Showcase" Magazine is  buyer friendly, as it is easy to search for homes by location, then homes are listed in price order.  Buyers can easily locate just the home their looking for, potentially your home!  The Watson "Showcase" Magazine is a real 'buyer's guide' that buyers love!  If your also searching for a home, give it a try!

Your Watson "Showcase" Ad will be complete with photo, description and hotline code number.  This ad stays in place in our magazine, every day until your home sells!  Not a part-time, every now and then ad, but a FULL TIME AD.   Your ad will also have a virtual tour notation, so potential buyers will know that a virtual tour is available to view on their computer!

Orlando Sentinel Display Ads
Some buyers will thumb through newspaper ads searching for just the right home.  Our Orlando Sentinel (full page display ad) ensures that our office receives a steady amount of calls, because all our homes are advertised there on a random basis.  This ad appears every weekend, and your home will be randomly advertised here.

Internet Advertising
Your home will be advertised in the PleskoProperties.com, and WatsonRealtyCorp.com web sites, and it will also be advertised in the largest (search engine) for Real Estate there is:  Realtor.com!  Realtor.com is the official Internet site of the National Association of Realtors.  Realtor.com is the most visited web site of its kind in the world, and the 5th ranked website in terms of average minutes per visit among the "top 200 web sites".  When buyers search for homes and make a "hit" on your home, they can e-mail Frank, call him or link directly to his web site.  Frank is committed to providing state-of-the-art Internet advertising to all his sellers!

Virtual Tours
As part of Frank's commitment to state-of-the-art Internet advertising, your home may also have a virtual tour, which gives buyers a 360° view of both the interior and exterior of your home.  There will be multiple areas of your home on the tour, and a full interior photo shoot as well.  The virtual tour provides an "open house" for your home, every day of the week!  Just imagine how many more buyers will be viewing your home!  Your tour will also be available as a "file" that you can e-mail to anyone you know!  I use this feature to instantly send the tour of your home to buyers that come from any of the media advertising outlets.

MFRMLS (Mid Florida Regional Multiple Listing Service)
All of my listings are entered into the local MLS system, so ALL the area Brokers and Agents will have access to the listing information on your home.  Our local state-of-the-art MLS system will feature your home with photo (that I upload), map locator, and all pertinent information with my detailed description of your home.  Realtors then call my office for the instructions on showing your home.

Corporate Relocation Buyers & Sellers

A home warranty is a terrific, low cost way to insure against costly repairs your buyer may have shortly after they move into your home.  When you place an AHS home warranty on your home, you will also experience the following advantages over homes that don't have warranties:

  • Sells for a Higher Price: because when the buyer has confidence in your home, it discourages downward price bargaining

Frank Plesko, West Orange County Specialist
