Salability Checklist

All successful sales share one thing in common – successful partnerships between the Listing/Marketing Realtor, and the home seller.  The best Realtor in the world can’t sell a home that is overpriced, or in bad condition for the list price.  Likewise, a beautiful home priced competitively won’t sell if the Realtor can't get enough buyers to your door!

Because of these facts, it is MOST IMPORTANT to make your home as “Saleable” as possible.  The following checklist will gauge just how sale-able your house has been, and pin-point why it may not have sold yet.  You can also improve your chances of selling, by improving your score.  See scoring grid that follows below.

You have everything in order for a successful listing and timely sale.  You have the best chance of selling your home within 90-days on the market!

90:   
Your home is priced right and you have taken care of repairs/improvements needed.  The fact that your home may not present as well as the best homes available for sale, means that it may take extra showings or a longer period of time on the market to secure a buyer.  Your home could still sell within a reasonable amount of time; 60-120 days.

75:   
Your home likely shows well, but the price you have chosen is outside the range of the best competition for your area.  This can definitely lead to a longer time on the market if you don't price your home more competitively within 30-45 days of listing start-up.  If your home is priced correctly, you may need some key repairs or cosmetic improvements that you haven't deal with yet. 

65:   
Your home either has “condition” or “over-pricing” as a challenge.  The (2) main reasons that a home fails to sell is that it either doesn’t show well versus the competition, or it is priced above the best competition for your area.  Expired listings typically fall within this score range.  It is most certain that a few things weren't done correctly on your former listing, or you wouldn't have scored this low.

50:    
Your home may show well but there are repairs/improvements needed (and) you have chosen to price your home beyond the best competition for your area.  Your chances of selling anytime soon are poor, unless you increase your home's appeal and/or lower the price.
