My experience in the sales profession dates back to January 1988, when I sold copying systems for Danka Industries.  I received much valuable  sales training when working there, and I'd say that I "paid my dues" in that particular field of sales!  My sales territory was partly in Orange and partly in Seminole counties, giving me an in-depth knowledge of streets and areas, which has proved invaluable in my chosen profession of Real Estate.

After experiencing the joy of owning my own home in the fall of 1991, I began my exciting career in Real Estate in May of 1992.  The company that I chose to begin my career with was ERA Preferred Properties, Inc., the dominant company serving West Orange County at that time.  Before I even knew what I was doing, I had listed 7 houses and never looked back from there!  I attended the ERA "Top Gun Academy", a course designed to develop top listing and marketing skills, and I graduated with all my goals fulfilled.

As a 21-yr resident of West Orange County  I chose to specialize my business in this particular area. West Orange has been an exceptional value, in terms of size of home for the money, with superior lot sizes for growing families, and a wonderful area for shopping, support services and road access to all employers throughout Central Florida.  With ERA, I grew my business in this chosen area, and when the Watson company acquired the franchise I was with in 1996, my sales production hit new highs!

I'm proud to say that from 1994 to date, I have been the #1 top producing Realtor in the City of Ocoee, producing the highest number of closed listings.

I have maintained my membership as a Realtor®, since I started in Residential Real Estate in 1992.  I am also a member in good standing of:

  • The Greater Orlando Association of Realtors
  • The Florida Association of Realtors
  • The National Association of Realtors

Many Real Estate licensees are presumed by the public to be Realtors, when they are merely licensees; individuals who hold licenses to sell Real Estate.  A licensee becomes a Realtor when they maintain a membership into the largest trade organization in the U.S., "subscribing to the highest level of professionalism, ethics and practice.." 

How I utilize Technology to Sell more Homes

My prior company, ERA Real Estate paved the way in the late 80s and early 90s with "the moving machine", their nickname for the benefits of using the fax machine for sending photos/descriptions of houses over the phone lines.  Since the early 90s, I have been implementing the new technologies as they have became available, and have learned how to use these new tools to better serve my clients and customers. I have successfully closed many sales that originated as "internet leads".

Some elements of my "E-Marketing" include:

  • Utilization of the "Act!" contact database for all of my business contacts since 1993, which has helped me to maintain a high level of efficiency in my business. My excellence is in the details!
  • I design all of my own marketing materials, which gives me the ability to adapt with changes in the marketplace, staying fresh and current with new marketing themes and techniques to better market my clients homes.
  • I have advertised properties and maintained a presence on the Internet since the mid 1990's -- and use "Virtual Tours" to market my homes.
  • I am proficient in using email, both in sending a variety of Real Estate information to clients/customers, and in updating my sellers with detailed notes from their listing accounts.

Experience in Safe Contract Negotiation:

There are so many activities that a Realtor does for their client, and one of the most important, is negotiating their contract.  If you knew of all the potential pitfalls that could harm you in negotiating a contract (on your own), you would never do it!  I have successfully negotiated hundreds of contracts over the years, and have the benefit of learning from each one, how to better protect my clients on the next. 

Experience in Problem Solving:

Again, if you knew of all the pitfalls that can potentially derail a contract, you would never attempt to negotiate one yourself!  The key to not having problems, is to keep an open channel of communication with every party involved in the transaction.  I have a very efficient system in place that tracks every part of your sale, from the marketing phase to the closing phase.  Ask your friends, family and neighbors who have used me, and they'll tell you that I'm organized and efficient in handling things!
